A Unique Hybrid Build Process

The Boxes concept is an innovative residential product designed with micro sized areas and constructed with a process that combines  limited off-site production with traditional local permit, site-built housing practices.
Factory built Boxes are framed to IRC standards, have waterproof wall & roof sheathing with windows and exteropr doors Installed. Boxes are economically transported by pickup trucks on standard deck-over trailers in compliance with DOT height and width restrictions. No special permits are required!

An Innovative Product & Process

This Boxes  concept fits seamlessly within the locally controlled permitting & inspections process. The Local Building Authorities retain the ability to inspect the construction following their existing schedules & procedures.

Communities retain the bulk of revenue and benefits of labor, materials and components sourced locally.

A New Design Paradigm

Introducing an Architectural style labeled as "Boxes Style."  A Post-modern look with low pitched roofs and minimal overhangs. A style that allows for transportation of boxes without any special permits!

Based on Minimalist Living requirements for efficient space utilization, t
he Boxes concept allows for design flexibility beyond the limits of 20’ or 40’ shipping containers.

From ADUs to Urban Villages, Pocket Neighborhoods, & Cottage Courts; or on small parcels of land in the mountains or on the farm. Boxes meet the needs for medium density, affordable, single family homes.

Energy Efficient & Economical

"BoxesBuilt" Construction plans comply with Net-Zero Ready home requirements. The plans & processes are designed for efficient use of materials with near-zero waste. 

Off-site construction facility requirements are 
minimal. A facility with 16' ceilings, a 10' x 14' access door and space for construction of up to six 8 1/2' x 28' Boxes, plus basic electrical service is all that's needed.

Plans for Builders, Developers, or Do-It-Yourselfers

BoxesBuilt plans are published as typical  plan sets for residential onsite construction, but they are categorized as 'modular friendly' and designed to be readily adaptable to a modular build process. Depending on the type of plans purchased, the copyright license is available for one to multiple builds. A basic set of plans without framing details and lumber schedules is available for a single, locally permitted, structure. 

​For builders who want a copyright licence to produce BoxesBuilt models multiple times, a plan set with framing details foe each individual box is available. Access to CAD .dwg files is also available for purchase. These 2D Cad files can be imported into the software used by the system builder to develop their own plans for structural details of the individual Boxes.
